When a charitable organisation operating a long-established residential retreat centre in the Kent Downs approached us ahead of a proposed property disposal, the instruction was anything but straightforward.

The subject property is a 149-acre rural estate in the Kent Downs comprising a substantial main house of over 21,000 sq ft, two ancillary residential buildings and a range of outbuildings, arranged for group use over several decades. The charity required a formal Red Book valuation to satisfy the requirements of the Charities Act 2011, enabling the trustees to demonstrate that the proposed disposal represented best value.

The valuation involved careful analysis of a genuinely unusual asset. Each of the following factors, individually manageable, collectively significant, required proper weight in assessing both the likely buyer pool and the achievable market value.

  1. 01 The property sits within the Green Belt and the Kent Downs National Landscape, a statutory designation that constrains the scope for material redevelopment or extension.
  2. 02 Several public rights of way cross close to the principal building, materially shaping the privacy and use envelope a purchaser could reasonably expect.
  3. 03 The property carries an established planning use as a residential institution rather than a private dwelling, placing it outside the conventional country-house market.

Our report addressed the Charities Act compliance requirements directly, confirmed the independence of the valuer, and provided the trustees with a formal opinion of Market Value, together with the analysis they needed to proceed with confidence.
